At Sunburst we have a truly unique approach to the letting of a property (we can't tell you all our secrets), however, due to this approach, we can truly assess the market to maximize your rental return.

Do you require property management services? Below is our step by step guide to finding that ideal tenant for your property.

Step 1. Firstly upon meeting with you to discuss your property/ properties, we will do a detailed market analysis to assess current market conditions and look at what supply and demand trends are currently driving rental income factors. This is by far your most important step!!

Step 2. We work with you to prepare your property for rent. Things like ensuring the property is in A1 condition and professional photos can generate extra weekly income for you. So a small initial investment may generate $20 extra weekly rental which is over $1000 extra per year. 

Step 3. We begin marketing, matching your property to the relevant marketing platform, whether it be online on all major websites, database marketing, print media, social media or sign boards. Getting your property exposure on the right marketing platform will allow for the best potential tenant in the shortest time.

Step 4. Once we receive suitable applicants we will conduct a thorough application check including the following - 100 point ID check, rental references, employment references, then we cross reference these against Tenancy Information Centre of Australia (TICA) tenancy database and complete an affordability rating to ensure they can comfortably meet their financial obligations to you.

Step 5. Once an applicant has met the above criteria we will present them to you the owner for your approval. We will work with you to ensure we find the right person for you and your property.

We always endeavour to do 1 on 1 inspections so we can meet the applicant in person, there is quite often a lot more to the application process than just pieces of paper. As we will be meeting applicants at viewings and speaking with them we can gauge how co-operative they seem, if they’re personally well presented and other attributes that simply don’t come across on a paper application. 

We offer all our clients a “No Tenant, No Fee” policy so you won’t have to start paying for our services until we’ve found a tenant that has your approval and the property starts generating an income for you.

Our Fee for Service

  • Letting Fee – equivalent to one week's rent + GST. For every new tenant
  • Management fee – 7% + GST of rent collected for unfurnished properties 
  • Management fee – 8% + GST of rent collected for furnished properties
  • Management fee – 6% + GST of rent collected for our owners with multiple properties 
  • Monthly administration fee - $5.50
  • Lease renewal - Flat fee of $100

Possible Extra Costs

  • $199 for professional Photography
  • $44 per hour for handy-man or lawn care if required 
  • $8 per week for Landlord Insurance arranged by Sunburst
